At LH Estates Ltd., we have established an excellent working relationship with local contacts such as property developers and consultants. Once we have established your specific needs, our team of expert property finders will work conscientiously to find you that property.

Our Services can be summarised in the following steps:

1. Initial Consultation – No Cost to you
When you initially contact us, either by phone or email or in person, we will obtain all necessary information from you to enable us to fully understand your requirements. You will then be assigned a Consultant who will look after your affairs and be your main contact throughout your dealing with us. The Consultant will explain how the process will work and give you examples of the various services that we will provide for you.
Once the Consultant has had a clear idea of what your needs are, the Consultant will undertake an initial complimentary search. On completion, your Consultant will provide you with a preliminary report of what is available and what may be of interest to you. At this point there is absolutely no cost to you for this service.

2. Commencement of Comprehensive Property Search
Once satisfied with our initial report and your decision to sign up with us, we will require you to sign an agreement giving us permission to act on your behalf as well as pay a small initial fee (generally £400 - £600 as per our Fee Structure). Your Consultant will then spend a lot of time inspecting potential properties short-listed from a list of properties received from sellers and our local contacts such as developers and private investors. We can assure you that we go a great length to find you the property of your choice. After carefully selecting the properties that match your requirements, you will then be presented with a report, which will include local amenities, transport, hospitals and much more. At this point, you will then be in a position to choose your preferred property. You can either make this decision based on the information in the report, or should you want to view the property personally, once you are in the UK, give us a call and we will arrange to meet you at your chosen property.
In the rare occasion that the location or none of the properties is not really what you want, relax! we will continue searching until we find your ideal property.

3. Property Negotiation
Once you have decided that one of the properties is the ideal one for you, we will commence negotiations using our experience and skills acquired over the years. Be rest assured that we will get you the property at the best possible price.

4. Offer Acceptance through to Completion
We meticulously follow through all facets of the buying process such as dealing with the seller, valuers, mortgage broker, solicitors and all other parties involved with the purchase to ensure that the purchase goes on smoothly. You will receive a regular update from us on the progress of your purchase.

5 Post Completion.
Should you require our service on anything such as building work and interior decoration, we will be available to offer it. We will, according to your instruction, turn your property into the condition that you want it, right from the colour scheme to the ordering of furniture. There is an additional fee for this service. Should you wish to let out the property, we can assist you in finding tenants and managing the property accordingly.
